Reservation and Cancelation Policies

RESERVATIONS: All reservations require a valid credit card and we may require photo identification prior to check-in. All reservations will be guaranteed with a deposit in the amount of 50% of the total reservation (100% for single night reservations). This deposit is due upon making the reservation and may be made with a credit card or a personal or company check drawn on a U.S. Bank and made payable to: SEBAGO DEVELOPMENT GROUP LLC.

CANCELATION: Due to our small size, once your reservation has been guaranteed, you are fully obligated for your entire stay, even though your advance deposit may only represent a portion of it. There is a processing fee in the amount of 20% of the total reservation including taxes regardless of the date you may cancel. If for any reason you must cancel your reservation, we will gladly refund your deposit with at least 60 (sixty) days notice June-October, Holidays and Certain Weekends and 30 (thirty) days notice November through May, with the exception of Holidays and Certain Weekends, less the 20% processing fee. If you must cancel a reservation within these timeframes, we will return your deposit, as long as we are able to rent the room to another guest over the entire reserved period, less the 20% processing fee. Please note that there are no exceptions to our cancelation policy, whether it be for reasons of sickness, family emergency or weather and if there is a chance that you may need to cancel your reservation we highly recommend that you purchase travel insurance.

THIRD PARTY PAYMENTS: If you wish to have your VISA or MasterCard credit card charged for a guest's stay, and the physical credit card and/or cardholder will not be present upon check-in, we may require a signed credit card authorization form as well as photocopy of the front a back of the physical credit card and proper identification which may be faxed, mailed, or dropped off prior to the guests arrival.

CHECK-IN: Check-in is between the hours of 3:00PM and 7:00PM. If you will be arriving after 7:00PM, please call +1 (207) 655-3345 to make arrangements with the Innkeeper.

CHECK-OUT: Check-out is by 11:00AM on the scheduled departure date. Failure to check out by this time will result in additional lodging charges unless prior arrangements have been made. Check-outs prior to the scheduled date of departure are considered cancelled reservations.

SMOKING: All rooms and buildings are strictly non-smoking. Additional charges will be assessed for violation of this policy as well as loss of lodging without refund.

PETS: Pets are not permitted in or on the property that you are renting. Additional charges will be assessed for violation of this policy as well as loss of lodging without refund.

PAYMENT: Payment in full is due at check-in. We accept Cash (U.S. Funds), VISA and MasterCard. We DO NOT accept personal checks at the time of check-in.

About Us

"The Motel" as it is affectionately known in the historical books written by Ernest H. Knight, was built in 1951 and expanded in 1953.  Many consider the modest architecture typical of motor courts built during this era and highlighted by detail such as plaster walls, porcelain tile showers and  hardwood mouldings far superior to the building techniques of today.  Since acquiring the property in 2007, we have added a state-of-the art solar thermal domestic hot water collection system, enhanced Wi-Fi and secure Ethernet Internet connectivity and also have made improvements to the bedding and comfort level in the guest rooms.
